The file in my hand could be a loan application or a purchase contract. In most transactions those sit in two different offices, with two different people, who email each other when something goes wrong.

Here they sit in the same place. That's the whole difference, and it's why my clients stop hearing the words “let me check with the lender.”

A lot of my favorite clients came to me after someone else handed them a rejection instead of a plan. Sometimes the answer really is “not yet.” But not yet comes with a date and a list, and most people never get either one.

Bring me the denial letter. I'll tell you what's actually in the way, what it takes to move it, and roughly how long. If it's ninety days of work, I'd rather you know that today than wonder for three years.

How does working with a dual-licensed professional save me money?

Because nothing gets lost in the handoff. When your agent and your lender are two different people, they optimize for two different things and you pay for the gap — in rate locks that expire, appraisal issues nobody caught early, and closing dates that slip.

I structure the financing and the offer together, which means I know what you actually qualify for before we write, and I can tell you what a given price does to your monthly payment while we are standing in the house. Fewer surprises, fewer extension fees, and offers that hold up because the money behind them is real.

Can you fund my loan if I'm buying outside Georgia, Florida, Colorado, or Texas?

Straight answer: I originate loans in Georgia, Florida, Colorado, and Texas. Those are the four states where I'm licensed to write your mortgage myself. My real estate license covers Georgia, which is where I can also represent you in the purchase or sale itself.

Outside those states I don't pretend otherwise. I keep a vetted referral network of loan officers around the country, and I'll hand you to a specific person rather than a call center — and stay in the conversation so you still have someone in your corner who knows your file. Tell me the address and I'll tell you immediately which of those two situations you're in.

What if I'm self-employed or write off my taxes?

Then a conventional loan reading your tax returns is the wrong tool — and being told no by someone using it is not the same as not qualifying.

Bank statement loans qualify you on deposits instead of adjusted gross income. DSCR loans on investment property qualify on what the property rents for, not what you personally earn. Asset-based lending qualifies you on what you hold. Business owners and 1099 earners get told no constantly by people who only know one product. Bring me the denial and I'll tell you what actually fits.

Do you work with first-time buyers, or just investors?

Both, and I'm not precious about which. A first-time buyer in Atlanta and an investor buying a fourth rental need the same thing from me: a clear read on what the numbers allow and what the market will actually do.

First-time buyers get FHA, VA, and conventional options explained in plain English — including the down payment assistance most people are never told about. Nobody gets treated like a small file.
